Can you hold a place before I apply?
No. NBRE only holds a home up to 30-days for an approved applicant after a lease is signed and the required Security Deposit(s) are received. -
Do I pay first month’s rent and last month’s rent with my security deposit?
No. Security Deposits are used only as a deposit. Security Deposits are NOT allowed for last month’s rent. Prior to move-in will include prorated rents, deposit(s) and the full first month's rent will be due 72 hours prior to taking occupancy. -
How old do you have to be to apply?
Anyone over 18 MUST apply. Screening Reports will be run through TransUnion including but limited to: Credit, criminal, rental or mortgage history, previous landlord contact, and an income-to-debt ratio report will be conducted prior for approval. Anyone under 18 will be added as occupants in the lease section, but no background checks will be conducted for minors. -
Is the deposit refundable?
Yes, ALL deposits are refundable. However, there may be admin fees to process any returned deposits and to process resident disposition letters. -
Who needs a cosigner?
NBRE allows for a cosigner on a case-by-case basis. There may be additional requirements the cosigner may have to meet. Regardless, the creditworthiness threshold will be a requirement for ALL residents. -

How do I pay rent?
NBRE sets up a secure Tenant Portal, so you can make payments easily and from anywhere! -
I have a pet. What should I do?
NBRE knows people love their pets! 60% of residents have at least one pet, so we allow 2 pets with a max weight limit of 150lbs. NBRE collects a monthly pet fee per pet and a refundable pet deposit per pet and are screened through petscreening.com and are given their own FIDO Score. ALL animals and/or pets are required to be screened through our pet screening process. *ESA and Service animals are excluded from pet rent and/or deposit(s), but are still required to be screened. -
I want to move out, but my roommate(s) wants to stay. What should I do?
NBRE understands sometimes things just don’t work out as planned. If this happens, we will work out what options are available. If a resident wants to be removed, then the residing resident(s) will have to provide proof of income of 2x the current rent to qualify on their own. A new lease will have to be drawn up and an NBRE admin fee will apply. However, ultimately everyone on the lease is responsible in its entirety. -
My lease expiration is coming and I want to move out. What should I do?
You can simply email us or send a message on your Tenant Portal that you will not be renewing your lease. Non-renewal notices require at least 28-91 days in advance depending on length of tenancy. Let us know if NBRE can assist in a new Home Purchase! -
Who is responsible for paying for repairs & maintenance requests?
NBRE understands things can go wrong with any property at any time. Sometimes these costs will be the Housing Providers’ responsibility and sometimes they will be the residents’ responsibility. This is often determined by our Professional Vendors and what they find. Regardless, we always try to be fair and considerate of everyone involved and we fully understand things do happen. -
How long is your lease?
NBRE normally initiates a year-long lease. At times a shorter lease may be required due to the time of year it’s rented. 2-Year leases are also available, certain restrictions may apply.How much do I need to make to qualify?
Colorado allows 2x’s the rent to qualify and this amount can be collectively. However, each resident must meet the basic creditworthiness threshold to be approved. We do not average out this threshold.Do you accept Section 8?
Yes, in Colorado, ALL Housing Providers are required to accept section 8 housing. This law HB20–1332, went into effect on January 1, 2021.What credit score do I need to qualify?
NBRE considers more than just a “Credit Score.” NBRE screens our residents' credit score, criminal background, proof of income, proof of employment, past rental history and more. Ultimately, maintaining a minimum 600 FICO score is a threshold to keep in mind.I’m relocating. What if I can’t see the property?
No worries. NBRE works with many people relocating for a new job or a Military PCS. Regardless, our properties will have plenty of photos, room dimensions, floor plans, and if necessary, you may have a friend or family member view the property for you. Additional addendums may accompany your lease agreement, stating the home wasn’t viewed in-person.
