Am I required to make my property available to Section 8?
Yes, in Colorado, landlords are required to accept section 8 housing. This law HB20–1332, went into effect on January 1, 2021. -

Can I reach you after hours?
Yes, NBRE can be reached 24/7 and answered by a real person. -
Can you put the money directly into my account?
Yes, NBRE sets up a secure Owner Portal that can be monitored 24/7 and allows direct payments to be made or direct Owner contributions. -
What are your fees?
NBRE has a flat fee tier depending on what rent your home is receiving. Our flat fees starting at $200 per month and caps at $300 per month. NBRE isn’t like all the other management companies taking a percentage on what you make, so when you make more money you keep the difference. -
Do I get to see the lease or sign it?
No need, NBRE handles tenant screening and lease execution as part of our legal abilities and powers to represent you. -
Do you sell real estate too?
Yes, NBRE also sells Real Estate as part of our client services. -
How and when do I get my checks?
NBRE sets up a secure Owner Portal and you’ll receive rents directly in your designated bank account within 3-5 days after resident payment is made and funds have cleared. Housing Partner payments are made every Thursday of the week. -
Can I manage my own Property?
Yes, NBRE has a flat fee Tenant Placement program. We will market your home, find you a qualified resident, draw up a 12-month Lease Agreement and collect the prorated amounts, the first month's rent, and any deposit(s) for a flat fee of only $1,250. -
How is rent collection handled?
NBRE sets up a secure Tenant Portal, so residents can make payments easily and from anywhere! -
How long of a lease do you sign?
NBRE normally initiates a year-long lease. At times a shorter lease may be required due to the time of year and capturing seasonal rental market timeframes. 2-Year leases are also available, certain restrictions may apply. -
How much security deposit do you charge the tenant?
NBRE will collect Tenant Security Deposit funds equal to one (1) month’s rent and will be held in a NBRE Trustee Security Deposit Trust Account. -
How soon can you start managing my property?
NBRE is prepared to start managing your property when you're ready! NBRE will complete a preliminary meeting to decide if you and/or your property is a good fit. NBRE believes Property Management is a partnership. -
What type of properties do you manage?
NBRE is prepared to manage any Single Family Residence and Multi Family properties in the Colorado Springs Metro area, including Fountain, Peyton, Falcon and Monument. -
What type of reports do I get and how often?
NBRE provides monthly and/or quarterly, and yearly statements including YTD 1099’s. Additionally, Housing Partners may check their Owner Portal anytime they like and will have access to multiple types of reports, if they choose. -
Who holds the tenant security deposit?
NBRE holds ALL tenant security and pet deposits in our Trustee Security Deposit Trust Account. -
Do you accept Pets?
Yes, NBRE knows people love their pets! 60% of residents have at least one pet, so NBRE allows 2 pets with a max weight limit of 150lbs. NBRE collects a monthly pet fee and a refundable pet deposit per pet. *This excludes ESA and Service animals.
